Lender Policy: Broker Pay and Credit Guides

Lender policy checks start with the lender, the loan event and the broker’s payment terms. Choose a guide below for upfront pay, trail and clawbacks before assessing the borrower’s credit position. For a loan under a former brand, use the existing-loan route in the closed and legacy channels table.

Broker Pay Before Credit Policy

A payout, refinance, top-up or split can change broker pay and the borrower’s credit assessment in different ways. A payout closes debt and can end trail. A refinance replaces lending and can trigger a clawback on the discharged loan. A top-up adds borrowing, while a split changes the loan’s account structure. Each event needs its own commission treatment and credit decision.

Every lender guide starts with five broker-pay topics in this order:

  1. Upfront pay and trail.
  2. Clawbacks.
  3. Refinance events.
  4. Top-ups.
  5. Loan splits.

Income, residency and security rules follow those sections. Start with the guide for the loan’s actual lender or funding line. Use the mortgage broker commission rate schedules to locate the aggregator schedule behind a payment calculation.

Find a Lender Guide

Choose the lender named in the loan documents, then distinguish new business from an existing-loan variation. The 46 guides below are grouped by lender family. Each entry also links to portal help, where you can resolve accreditation or access questions.

Major Banks and Their Brands

St.George’s guide also covers Bank of Melbourne and BankSA. Those brand names still identify the loan’s channel, so keep the originating brand on your file.

Other Banks

ME Bank’s guide covers BOQ and Virgin Money as well as ME. BOQ and Virgin Money’s legacy broker channels have different availability from ME’s new-business channel.

Bendigo Bank’s guide includes Adelaide Bank loans. Bendigo Bank is the new-business broker proposition following retirement of the Adelaide Bank brand.

Mutual and Customer-Owned Banks

Bank Australia’s guide covers Qudos Bank. New Qudos customers use Bank Australia products, while existing Qudos customers retain their own variation process.

Teachers Mutual Bank’s guide includes UniBank and its sister brands, including Health Professionals Bank and Firefighters Mutual Bank. P&N Bank’s guide covers BCU Bank. People First Bank’s guide covers Heritage and People’s Choice. A shared group does not make every legacy product or assessment process identical.

Non-Bank Lenders

Choose the funding line as well as the lender name for a non-bank facility. The guide for a specialist loan follows that facility’s pay and credit rules. HomeStart is included here as a government-backed South Australian lender outside the bank groups.

Aggregator White-Label Lines

A white-label name can cover different funders and products. Match the loan’s funding line to its own terms, including any inherited Advantedge facility.

For Keystart, use the Western Australian government home-loan explainer. Its eligibility and loan structure have their own guide outside these 46 lender-policy pages.

Closed and Legacy Channels

Route an existing loan by its original brand and migration status. A servicing channel handles an inherited facility. It does not establish availability for a new borrower.

Original Brand or Channel Guide for Existing Loans Channel Treatment
HSBC HSBC mortgage portal Closed to new applications. HSBC remains the contact until the proposed servicing transfer completes.
Suncorp Bank ANZ guide Closed to new lending applications. Existing loans follow the Suncorp-to-ANZ transition.
Advantedge NAB guide Closed to new business. Existing facilities are moving to NAB Tailored Home Loans.
GO Edge NAB guide Inherited Advantedge facility, closed to new business under that line.
Choicelend NAB guide Existing-loan servicing route for the inherited Advantedge facility.
MyLoan Elect NAB guide Inherited Advantedge facility, closed to new business under that line.
Former Citi home loans NAB guide Existing-loan servicing through NAB, keeping the former product identity.
Heritage People First Bank guide Inherited-brand servicing. Use the loan’s existing Heritage channel for changes.
People’s Choice People First Bank guide Inherited-brand servicing. Keep the original product and channel on the file.
Qudos Bank Bank Australia guide Open to existing customers only. New customers use Bank Australia lending.
Adelaide Bank Bendigo Bank guide Retired new-business brand. Existing facilities retain their servicing route.
BOQ ME Bank guide Open to existing customers only through the legacy broker channel, including new lending for those customers.
Virgin Money ME Bank guide Legacy broker channel closed to new customers. Keep Reward Me loans distinct from the bank’s other products.

HSBC’s home-loan notice confirms the closure. Its transfer notice names Pepper Money as the proposed servicer after completion. That servicing arrangement does not turn an HSBC loan into a new Pepper Money product.

The Advantedge broker migration notice sets out the move to NAB and the restrictions during transition. For channel changes, use BOQ’s broker notice and Qudos Bank’s broker support instructions. Bendigo Bank’s broker-channel announcement explains the Adelaide Bank brand’s retirement.

LMI and File Scenarios

Use a scenario guide when you need to compare one rule across lenders. Keep the lender guide open for the commission treatment and the final product-specific assessment.

Prepare the Policy Check

Record the loan event and the actual channel before requesting an exception. A short file note needs the following details:

  • The original lender and brand, the product name and the funding line.
  • Whether the request is a payout, external refinance, internal refinance, top-up or split.
  • The existing balance, proposed lending, settlement history and relevant account numbers.
  • The broker-pay schedule, the commission question and any expected clawback exposure.
  • Income evidence, residency and security details, plus the policy clause that needs an exception.
  • The proposed outcome and the supporting documents that address the exception.

Use the aggregator CRM guides to find the platform holding the file and policy documents. Use the broker portal directory for lender access.

Obtain the exception decision in writing and keep it with the evidence submitted. Record who approved it, the facility it applies to and every condition. A credit exception answers the credit question. Record any separate commission decision against the same loan event.
