Regional Australia Bank Lending Policy 2026

Track My Trail Team

Regional Australia Bank lending policy separates residential lifestyle security from rural or commercial lending. For brokers, the first decision is which facility and origination channel fits the property. Match commission expectations to that same facility before treating an approval as expected income.

A house on acreage needs more than a postcode assessment. Its land use and marketability affect the lending route, while the transaction structure determines which remuneration terms you need.

Upfront and Trail Entitlement

Build the commission calculation from the Regional Australia Bank facility and the agreement covering your introduction. Record the lender product, your aggregator or referral channel, the funded amount and the payment terms together.

Regional Finance’s credit guide describes upfront on settled, drawn-down lending and monthly trail on the outstanding balance, paid in arrears. It also describes payment through its aggregator and licensee. That intermediary’s explanation does not establish identical entitlement for every Regional Australia Bank introduction.

For your file, separate the lender payment from the brokerage’s share after contractual deductions. Keep the applicable schedule beside the settlement record so a later statement discrepancy has a defined amount to reconcile.

For a staged advance, record each draw separately from the approved limit. In the commission instruction, specify whether payment follows initial funding, later advances or completion. Include treatment of undrawn funds and offset balances. An approved construction limit alone is insufficient evidence for booking upfront across the whole facility.

Refinance and Clawback Rules

An incoming refinance replaces another lender’s debt. An internal restructure changes the borrower’s existing Regional Australia Bank lending. Give each its own transaction description when assessing commission entitlement.

For an incoming refinance, retain the outgoing payout and incoming settlement records. For an internal change, keep the original account references beside the replacement splits. A changed account number alone does not demonstrate a fresh introduction.

Before allocating an early-payout recovery, match the contractual trigger to the actual event. Record the original settlement, repayment or discharge, eligible upfront and elapsed period. Identify whether the relevant terms cover partial reductions, full discharge or an internal change, and retain any written exception.

Track My Trail’s Clawback Risk shows loans inside their clawback period, with days remaining and the upfront at stake under lender or aggregator rules. Use that estimated exposure to plan cash flow, then reconcile a recovery against the actual statement and agreement.

Top-Ups and Split Balances

Keep existing debt and additional funds separate when calculating a changed facility’s expected commission. A larger combined balance can include both refinanced principal and newly advanced money.

Consider this hypothetical file. A borrower has $400,000 outstanding and requests another $60,000 for renovations. The proposed $460,000 balance contains $60,000 of additional funds. Record those components separately before applying the relevant remuneration terms.

Keep one row per split, with its previous balance, funded increase and continuing trail reference. Identify which row carries any new upfront. This prevents the same existing principal appearing twice when accounts are replaced or consolidated.

For staged renovations, add the amount advanced to each row when it is drawn. Reconcile that record with the payment statement instead of using the approval limit as the funded balance.

Location, Land and Property Use

Regional Australia Bank’s broker underwriting guide applies residential-in-nature and readily-marketable tests. Lifestyle-property assessment depends on hectares, town population and distance from the town boundary. Property above 100 hectares outside town boundaries is classed as rural.

Commercial property and land held for subdivision are unsuitable home-loan collateral. Community title requires review of its by-laws and occupancy restrictions.

The bank’s mortgage-secured commercial loan has a separate route for residential, commercial or rural security. A dwelling on the land does not settle the choice between residential and business finance.

For an unusual property, prepare a title search, zoning evidence and a description of actual use. Disclose any operating business and its income separately from household earnings. Give the assessor enough information to classify the property before preparing a full residential submission.

Valuation and Lending Limits

The guide links lending limits to the security category and valuation method. Residential-form valuations must come through Valex, be assigned to the bank and be for residential mortgage purposes.

Present the requested loan-to-value ratio (LVR) with the proposed debt and the valuation basis. For an unusual security, ask for the accepted category and applicable limit in the same written decision. A neighbouring property’s approval does not establish a limit for this title.

In a hypothetical scenario, $420,000 of lending against an accepted $600,000 valuation gives a 70% LVR. The calculation establishes the requested ratio. Security acceptance and the applicable lending limit remain separate credit decisions.

Retain the complete valuation, including selling-period commentary and risk ratings. Put any restriction affecting resale beside the title evidence so it is visible in the scenario request.

Income and Applicant Eligibility

The guide’s standard consumer borrower criteria require natural persons aged at least 18 who are Australian citizens or permanent residents. Regional residence alone does not establish eligibility.

For ordinary employment income, the guide calls for two forms of verification from its permitted evidence list. Match the selected evidence to the applicant’s employment type.

Build a separate income record for each borrower. Identify base pay and variable earnings before calculating serviceability. For a household moving to the property, explain whether employment continues after the move and attach supporting evidence.

Keep identity and citizenship or permanent-residence evidence separate from the property address. A local address answers where someone lives, while the applicant record must support who is borrowing and how repayments will be funded.

Purpose and Supporting Documents

The guide requires a vendor-signed sale contract for a purchase and existing-loan evidence for a refinance. Additional funds need an explained purpose.

For a purchase, reconcile the contract price with the deposit and proposed borrowing. For a refinance, reconcile the payout with the new debt and identify any additional funds. For renovations, retain the work description and cost evidence beside the amount requested.

Use a funds table when the transaction combines purposes. Give every amount a destination, supporting document and payment instruction. If $60,000 is described as renovations, the file must explain the work that amount funds.

A residential property used as collateral does not settle whether the loan purpose belongs in consumer or commercial lending. Disclose the purpose before selecting the submission route.

Escalating an Unusual Security

Send a scenario request that allows Regional Australia Bank to decide both the security classification and the funding route. Include the following information together.

  • Property address, title structure, zoning and total hectares.
  • Actual occupation, business use and income generated on the land.
  • Town population, distance from its boundary and access details.
  • Valuation method, assessed value, selling period and relevant risk commentary.
  • Borrower structure, residence status, income evidence and proposed loan purpose.
  • Existing debt, additional funds, requested LVR and any staged advances.

Ask for a written decision naming the accepted security category and lending limit, with any exception conditions. Separately retain the remuneration instruction covering the origination channel, payment basis and early-payout treatment. For staged lending, make the payment and recovery trigger explicit for subsequent draws.

Use the Regional Australia Bank broker portal guide for submission and enquiry routes. The lender policy directory keeps other lender guides together.

Before settlement, match the final structure to the approved scenario and retained commission instruction. If the land use, loan purpose or funding schedule changes, resolve that change in writing before relying on the earlier decision.
