Connective Home Loans Lending Policy 2026

Track My Trail Team

Connective Home Loans lending policy depends on the funding line and product, with separate rules for broker pay and credit approval. Start with the line named on the application or existing contract. A Connective membership commission split does not establish the lender’s upfront rate or the borrower’s eligibility.

Funding Line and Remuneration

Connective’s white label loans use different funders, so record both the Connective line and the underlying funding arrangement. The Connective Lending product menu includes Complete, Skip, Select, Elevate, Solutions, Horizon, Advance, Bridge, Reverse and Cashflow.

Its loan contact directory identifies Elevate with Bluestone, Select with Bendigo Bank, Solutions with Pepper, Horizon with Brighten and Advance with Thinktank. It also names Bridge with Bridgit, Reverse with Household Capital and older Smart Options, Prime and Essentials accounts. A servicing entry alone does not establish availability for new applications.

This guide uses Elevate residential lending as its credit example. Connective’s Elevate broker page identifies Bluestone as its funder and separates Prime, Near Prime, Specialist and Specialist+.

Keep the Elevate remuneration schedule beside the file. Record the upfront percentage, eligible drawn balance and any redraw or offset adjustment specified there. Record trail’s annual rate, payment frequency and treatment of arrears separately. An approved limit, settlement drawdown and payable balance can be different amounts. Apply the schedule’s GST treatment before comparing the payment with your statement.

For contrast, Connective Bridge’s broker page publishes 0.35% commission on peak debt, trail from the thirteenth month and no clawbacks. That page does not label the commission’s GST basis. Those terms belong to Bridge, not Elevate.

Keep the aggregator deduction separate from lender remuneration. The Connective commission and fee guide covers that membership context.

Essentials is an existing-loan line. Advantedge’s broker FAQ confirms that new applications closed in 2025 and schedules existing loans to become NAB Tailored Home Loans in 2026. Use its migration instructions for the account’s transition and the NAB lending policy guide for NAB treatment.

Refinance, Clawbacks and Account Changes

Assess recovery under the outgoing line’s commission agreement, then assess remuneration under the incoming line’s agreement. A refinance between Connective lines can repay one funder’s loan and create another funder’s exposure.

Keep these transactions distinct in the file:

Change Credit and payment record
Same-line product switch Record whether the existing facility continues and how the agreement treats switches.
Same-line internal refinance Identify any payout and replacement account, then apply the internal-refinance provisions.
Move from Elevate to Select Record Bluestone-funded debt repaid and Bendigo-funded debt established. Obtain the outgoing agreement’s classification for recovery.
Refinance to another lender Record discharge, loan age and the applicable recovery trigger.
Top-up or split change Separate additional drawn funds from existing debt moved between accounts.

The Connective niches guide describes a six-month clawback period for eligible Elevate Prime Alt Doc, Near Prime, Specialist and Specialist+ settlements. Eligibility depends on product and settlement timing. Apply the linked guide’s boundaries to the original loan before using that period. It does not establish a universal six-month rule for every Elevate loan.

Connective also advertises no clawback for Elevate commercial lending. Keep that commercial condition within its product scope. A cross-line payout needs its own contractual classification, even when the broker and Connective brand stay the same.

For ongoing monitoring, Track My Trail’s Clawback Risk lists loans inside their clawback periods, with days remaining and upfront exposure under the applicable rules.

Income and Documentation Routes

For Elevate, select the credit tier and documentation route before calculating accepted income. Bluestone’s credit policy linked by Connective accepts two payslips no older than two months. Alternatively, provide the latest payslip with an employment contract, income statement, tax assessment notice or employer letter.

Document 12 months of employment history and explain gaps exceeding 30 days. Casuals need more than six months with their employer.

For self-employed Elevate applicants, Connective’s niches guide lists an Alt Doc route with one verification method. Provide an accountant’s letter, six months of business activity statements or six months of business bank statements. Its Near Prime Full Doc refinance route accepts 12 months of tax returns. Keep the business structure and declared income consistent with the selected evidence route.

Calculate variable income under the selected tier’s policy. Record its history and shading instead of treating gross payslip income as fully assessable. If financial statements and alternative evidence show different earnings, explain the difference before submitting.

Applicants and Credit Conduct

Elevate considers company and trust borrowers, as well as individuals. Bluestone’s linked policy accepts Australian or New Zealand citizens and permanent residents. Other visa holders or applicants awaiting permanent residency need at least one citizen or permanent-resident borrower or guarantor.

Companies need a valid Australian company number, with all directors guaranteeing. Trust borrowing must name the trustee in both its own and trustee capacities. Match identity and entity documents to those names.

Credit tier also changes conduct assessment. Connective describes Elevate’s assessment as case by case, without system-based scoring. That does not make every credit event acceptable. Set out mortgage conduct separately from unsecured defaults, hardship and insolvency. Include the explanation and repayment evidence for each adverse event.

Do not carry Select’s applicant restrictions into an Elevate application. A shared distributor does not give the two lines the same borrower rules.

Security and Permitted Purpose

Elevate’s property assessment depends on the security and the product used to finance it. Connective’s niches guide allows vacant land as sole security up to a $1.5 million loan and 70% loan-to-value ratio (LVR). That land limit does not establish a construction approval.

Bluestone’s linked policy excludes serviced apartments, retirement villages and uninhabitable properties from standard residential security. Assess the actual title and use before relying on a residential address.

Connective’s Elevate product page describes purchase and refinance lending, cash-out and debt consolidation. Its separate construction offering covers new builds, duplexes, knock-down rebuilds and structural renovations. Use the construction assessment for staged building work.

For cash-out, identify the purpose and supporting documents in the submission. Separate debt payout from money released to the borrower. For a purchase, reconcile the contract and funds to complete. On refinance, reconcile the payout figure against the proposed drawdown and any costs financed.

Submission and Credit Authority

Send the credit question to the selected funding line with a submission that names the exact rule needing a decision. Connective’s broker resource hub describes access to funder credit teams. A business development manager can help present the scenario, while the credit decision belongs with the line assessing the application.

A useful credit request records the following information:

  1. Name the Connective line, funder and product tier, together with the loan purpose and amount.
  2. State the documentation route and show how the evidence supports the income used in servicing.
  3. Identify any exception, the relevant policy provision and the specific decision requested.
  4. Attach the security details and credit-conduct explanation needed to assess that exception.

Keep the commission question separate. Send the outgoing and incoming account details with the proposed change, then retain the written classification with the applicable schedule. A credit approval does not settle whether an old upfront payment is recoverable.

Use the lender policy directory when comparing another funding option. Keep each lender’s assessment and remuneration records attached to its own option.

A Cross-Line File Example

In this hypothetical case, a borrower owes $500,000 on Connective Elevate and proposes a $550,000 Connective Select refinance. The additional $50,000 funds renovations. The security is valued at $750,000, so the proposed LVR is about 73.3%, excluding financed costs.

The broker records the outgoing Bluestone-funded balance as $500,000. The incoming Bendigo-funded application is $550,000, comprising the $500,000 replacement debt and $50,000 of additional borrowing. Select assesses the borrower’s income and security under its own rules, even if Elevate previously accepted alternative income evidence.

The broker also records the Elevate settlement age and the original commission terms. The outgoing agreement determines any recovery. Select’s agreement determines whether commission applies to the replacement balance, additional funds or another defined amount. The $50,000 increase alone does not answer either question.

If the borrower instead keeps Elevate and only rearranges existing splits, record zero additional borrowing. Determine whether the change continues the existing facility or creates a replacement account. Submit the option with the correct funder and evidence route, and retain the payment classification before forecasting commission.
