NAB Lending Policy 2026

Track My Trail Team

NAB lending policy requires you to distinguish a loan variation from replacement lending before calculating commission or preparing a fresh credit assessment. Keeping a customer with NAB does not automatically preserve the original upfront payment. The discharge event and NAB’s treatment of the replacement determine the result.

Advantedge loans have their own commission history through the move to NAB. Keep that history attached to each loan when the account reference changes.

Upfront Entitlement and Trail Balances

The 2024 YBR residential commission schedule records NAB upfront on the drawn balance five calendar days after drawdown, net of linked offset. Construction uses the settled limit. Apply the remuneration agreement for your aggregator and loan when calculating entitlement.

For trail reconciliation, retain each split’s balance and linked offset position alongside the statement’s calculation period. A lower trail payment can reflect a changed balance, a repayment event or payment eligibility. Compare the same loan reference across periods before classifying the difference as missing trail.

Clawbacks, Internal Refinance and External Payout

The YBR schedule records NAB clawback at 100% within 12 months and 50% in months 13 to 24. Its six-month checkpoint also requires proportional recovery if principal is at most 80% of the original balance.

For discharge within 18 months, replaced by a variation within one month, the schedule gives NAB discretion. NAB can recover original upfront and pay new-loan upfront, or disregard discharge and pay on the increase.

An external payout ends the original loan balance on which trail is earned. Record closure and reconcile the final trail period separately from upfront recovery. A replacement loan has a separate commission record. For a retained-customer restructure, keep the written classification with both account references so you can explain the payment outcome later.

Top-Ups, Splits and New Money

Moving existing NAB debt into a different split does not itself establish additional lending. Separate the amount paying out existing debt from funds added for the customer’s new purpose.

Hypothetical example: a customer replaces $420,000 of NAB debt and borrows an additional $40,000 for renovations. Record $420,000 as transferred debt and $40,000 as additional funds. The $460,000 total alone does not establish the commissionable amount.

The YBR schedule pays qualifying later drawdowns from day six through 12 months, at least $20,000 up to the split limit. Payment follows at 12 months. Construction, variations and undisclosed purposes are excluded.

Keep the original account number, replacement account number and every split identifier. Add the application reference, original drawdown date, payout amount and additional funds. After settlement, reconcile the final old-account trail entry against the first new-account entry. Escalate a mismatch with the exact split and statement period, rather than a customer name alone.

Loans Migrated From Advantedge

Advantedge is closed to new applications. Its funded loans are scheduled to move onto NAB systems as NAB Tailored Home Loans. This includes GO Edge and MyLoan Elect, which Advantedge names among its white-label brands. Legacy Choicelend loans also sit within the Advantedge programme, as the original ChoiceLend brochure explains.

The Advantedge broker migration FAQ states that commission payments and clawback rules remain unchanged. It says any migration changes will be communicated ahead of time. The move alone is not a reason to replace a loan’s original commission history with a new settlement.

For each moved loan, reconcile these records:

  • The old Advantedge account and its new NAB loan reference.
  • The original balance basis used for trail and the balance reported after migration.
  • The original drawdown date and remaining clawback period.
  • The last Advantedge commission entry and first NAB entry, including any adjustment.

An administrative request, such as updating contact details, is separate from an application for additional credit. Identify whether a requested top-up, split or variation changes borrowing, borrowers or security. A change requiring credit assessment must go through the applicable NAB application process. Record its commission treatment separately from the systems move.

Use the GO Edge broker portal guide for access during the transition. Former Citi home loans are already part of NAB and use NAB’s broker channel. NAB’s trading update confirms completion of the Citi Consumer Business systems migration.

Income and Residency Conditions

A NAB credit application needs evidence for each income source used in assessment. NAB’s application guidance lists salary deposits, payslips or an employer letter for wage earners. Rental evidence can be a bank statement, lease or property manager’s letter.

For variable pay, separate base salary from overtime, bonuses and commission. Supply the payment history needed to establish continuity. A single high payslip cannot explain an irregular annual income pattern.

NAB’s self-employed lending guidance lists personal and business tax returns, notices of assessment and financial statements. It also identifies business registration details and bank statements. NAB allows a single year’s financial statements to explore lending at a loan-to-value ratio (LVR) of 80% or less, subject to other conditions. This is evidence-based assessment, not permission to omit income verification.

Record citizenship or residency status separately from the applicant’s address. Where the applicant holds a visa, include its class and expiry alongside identity evidence. Establish eligibility for that applicant before relying on their income in the submission. A previously approved NAB loan does not establish eligibility after a borrower or residency change.

Security, Purpose and Credit Evidence

NAB’s security assessment starts with the actual property and proposed lending purpose. Use the postcode restriction check and obtain the valuation needed for the application. The NAB Broker policy overview identifies these preparation steps.

For a purchase, include the signed contract, evidence of contribution and funds for transaction costs. For an investment purchase, add rental evidence and identify the proposed repayment type. A valuation acceptance and an income assessment answer different parts of the application.

For a refinance, supply existing loan statements, balances and repayment history. Identify debts being cleared and debts remaining. A top-up needs its own purpose and supporting costs, even when the existing security stays the same.

For construction, collect the building contract, plans and progress-payment schedule. Match the valuation to the proposed completed property and show how the customer’s contribution funds the build. Before submitting an unusual property, identify its type, size and location in the security enquiry. Apply the resulting security restriction to the proposed LVR.

Exception Enquiries and Lodgement Decisions

A NAB exception enquiry needs a specific condition and a specific decision. State which policy condition the application fails, then attach evidence that addresses the resulting risk.

For example, a business-income enquiry can explain why the latest financial year better reflects ongoing income. Attach the financial statements and evidence of continuing work. Ask whether that income basis is acceptable for the stated loan amount and security, rather than asking generally whether NAB lends to business owners.

Keep the written response with the application and distinguish an indication from formal approval. If the accepted approach changes, update the income assessment or security proposal before lodgement.

Use the NAB broker portal guide for contact options. Apply the separate ubank policy guide to ubank applications. For another lender, use the lender policy directory and assess that lender’s own commission and credit conditions.
