NAB Discharge Form: Complete and Submit

The NAB discharge form is online for personal home loans and a PDF for business mortgages and securities. Complete the appropriate form, obtain the required signatures and email it at least 10 business days before proposed settlement.

Find NAB’s Current Discharge Form

Start at NAB’s mortgage discharge page, which separates personal and business customers.

  • Personal customers use the online form linked from NAB’s personal checklist.
  • Business customers use the Mortgage and Business Security Discharge Authority PDF linked from NAB’s business checklist.

If you need a NAB mortgage discharge authority form PDF, the downloadable business form has that specific purpose. An old personal PDF from a third-party website may differ from NAB’s online form. Open the bank’s own route before preparing the request.

Choose the Form for the Discharge Purpose

NAB lists four reasons to give discharge instructions. Identify which applies to the client before filling in the form.

  • Selling a property.
  • Refinancing the home loan with another lender.
  • Releasing a property after repaying the home loan.
  • Releasing a family guarantee.

For business mortgages or securities, follow NAB’s business discharge checklist. It directs customers to email the signed form with their Contract of Sale. The PDF specifically requests the contract for a property sale. If the request involves no sale, explain the discharge purpose to the client’s banker before preparing the documents.

NAB says ubank loans must use a separate process. Its online personal form is for NAB requests.

Prepare Signatures and Representative Details

Gather the client’s details before opening the personal form because an incomplete form cannot be saved and resumed. NAB asks clients with a banker or broker to contact them first.

Use NAB’s personal discharge checklist to prepare borrower names, property details and loan account numbers. Have the refund account details and the NAB transaction account for fees ready too. Name the authorised representative, such as the broker, solicitor or new lender’s representative.

All borrowers must sign the completed personal document to authorise NAB to discharge the mortgage. For broker, solicitor or conveyancer support, NAB lists 1300 622 276.

The business discharge authority PDF separates customer details, discharge instructions, settlement details and authorisation. Complete each applicable section. Property or security owners must authorise the request, with borrower signatures also required for loan closures where borrowers differ from those owners. Business customers can sign electronically or print and wet sign.

Submit by Email and Protect the Settlement Date

Email the completed, signed form to discharge.authority@nab.com.au at least 10 business days before the proposed settlement date. Include the Contract of Sale where required for the business request.

  1. Open the completed document and check that each relevant account and property appears.
  2. Confirm that every required signatory has signed and that representative details are complete.
  3. Send the form and required attachments, then keep the sent email and documents in the client file.
  4. Follow up with NAB about the proposed settlement date. The minimum lead time does not guarantee that date.

NAB may cancel redraw on loans being discharged from the business day before settlement. Plan any required access to those funds with the client before that cut-off.

A sent form records the discharge instructions. The payout amount, settlement and registered mortgage release remain separate stages. The mortgage discharge authority guide explains that wider sequence. If a signature or attachment is missing, resolve it with the relevant person and contact NAB about any effect on settlement before treating the request as ready.
