CBA Discharge Form: Request and Submit

The CBA discharge form is available through CommBank’s official Discharge/Refinance Authority page. Choose the route for the client’s purpose before preparing their authority. Selling, refinancing and releasing a security do not all follow the same process.

For brokers and credit assistants, the task is to prepare the correct request and obtain the required borrower authority. The client’s loan type also matters: CBA has a separate business discharge process, including for business loans secured by residential property.

Find the Official CBA Discharge Form

Start on CBA’s official page and select the reason for the request. The page directs property sales to its NetBank or online route. For security substitution, guarantor release or a repaid loan, it directs you to complete a form online, then download and print it for signing.

If you need a CBA discharge form PDF, use the bank’s relevant route to obtain it. Obtain the form from CBA each time instead of relying on a saved third-party PDF. An older copy can miss a changed contact channel or a purpose-specific instruction.

Completing the residential form on screen can generate a PDF that still needs signatures and submission. A downloaded file alone does not mean CBA has received the request.

Choose the Route for the Discharge Purpose

Match the client’s purpose to CBA’s instructions before sending them a form. Use the following distinctions to prepare the handoff.

Client’s purpose CBA’s request route What to establish first
Selling a property Start from the selling-property section, which directs the customer through NetBank. CBA also has an online form for customers without NetBank access. Which property is sold and which loans or securities remain.
Refinancing a home loan Call CBA on 1300 219 166. Its public instructions say it supplies the discharge authority if the client proceeds. Follow the refinance contact instruction before using a saved form.
Loan repaid Use the other-discharge section’s complete, download and print route. Which security the client wants released after repayment.
Substituting property or cash security Use the other-discharge route. The existing security and proposed replacement. CBA’s form instructions make substitution subject to credit approval.
Releasing a guarantor Use the other-discharge route. The guarantor and any guarantor property to be released. CBA’s form instructions make that property release subject to credit approval.

Business and Commercial Discharge Requests

Use CBA’s separate business loan discharge page for a business facility. Residential property security does not turn a business loan into a residential discharge request.

For a business refinance, CBA directs the customer to their Relationship Manager or 1300 219 166. For other purposes, its commercial form covers property sales, security substitution, guarantor release and full or partial repayment. The business page has an online signing process and a paper-form option.

For a hypothetical client selling a house that secures a business loan, identify the facility as business lending first. A sale alone is insufficient reason to send that client through the home-loan sale route.

Prepare the Details and Required Authority

Check the request against the client file before the borrowers sign. CBA’s residential form instructions identify the details to gather.

  1. Match every borrower’s name to the bank’s loan records. Include guarantor names where applicable.
  2. Gather the home-loan and line-of-credit account numbers, plus Everyday Offset account numbers where applicable. CBA identifies NetBank, statements and loan-contract or variation records as places to find them.
  3. List the security details, including guarantor properties. Identify which property is being sold or released and which remains with CBA.
  4. Record the solicitor or conveyancer’s details and the broker or incoming lender’s contact details, as applicable. Identify the main contact for follow-up.
  5. Prepare the contract of sale for a sold property. Follow the selected form’s requests for further evidence instead of treating one document list as sufficient for every purpose.

For a request through NetBank, CBA requires all borrowers to provide their consent through NetBank.

For the residential printed-form route, CBA instructs all borrowers and guarantors to sign before submission. Being the broker who completes the form does not replace those signatures. For security substitution, CBA also requires branch identity verification and privacy consent. Its instructions say it can request updated financial details and valuations.

Read the chosen route’s information-sharing notice with the client. CBA’s public page says a borrower who prefers not to share personal details with co-borrowers can submit a separate discharge authority. It lists 1300 219 166 for help. Follow that instruction before circulating a shared copy containing private details.

Business signatures follow the commercial route. CBA’s online process sends the completed form for review and signing, then sends it to other required signers. Its paper instructions require all borrowers and guarantors to sign with a pen.

Submit Through CBA and Confirm the Handoff

Send the authority through the channel CBA lists for the selected request. Keep the signed authority and any receipt or acknowledgement in the approved client file.

  • For a residential printed authority, use cbadischarges@cba.com.au or deliver it to a CBA branch, as the bank instructs. Save the generated PDF before leaving the form.
  • For a business paper authority, send it to the Relationship Manager, email CBABusinessDischarges@cba.com.au or deliver it to a branch. The business inbox differs from the residential one.
  • For the business online route, complete its review and signing stages. CBA says its review starts once everyone has signed.

Record what was submitted, who signed and which contact owns the next response. Follow up outstanding information or consent with that person before treating the file as ready to progress.

If a refinance form link expires, CBA’s form instructions direct the customer to call 1300 219 166 for a new link. If the residential form is unavailable, its error instructions give 13 2221. Use the request’s CBA contact for missing information or corrections after submission, with the affected account and request details ready.

An acknowledgement records receipt of the request. A final payout figure, completed settlement and registered mortgage release are later outcomes that need their own confirmation. Use the mortgage discharge authority guide for that wider sequence. Keep the CBA handoff open until the bank has addressed outstanding authority or information and confirmed the next step.
