Yellow Brick Road: YBR Aggregation and Franchise

Track My Trail Team

Yellow Brick Road (YBR) is an Australian mortgage broking group with a national franchise network and YBR Aggregation, the aggregation business formerly called Vow Financial. Mark Bouris founded YBR and remains its executive chairman. Brokers can join under the YBR brand or keep their own brand through YBR Aggregation.

The YBR Group in Brief

The Yellow Brick Road group combines branded mortgage broking with services for brokers who run their own businesses. Its parent is Yellow Brick Road Holdings Limited, an unlisted public company owned by its shareholders.

Yellow Brick Road Finance Pty Limited holds Australian credit licence (ACL) 393195. The licence entity, parent company and aggregation business have different jobs within the group.

Founder and Current Ownership

Yellow Brick Road belongs to the shareholders of Yellow Brick Road Holdings Limited. Mark Bouris founded the business and leads it as executive chairman. His founder and leadership roles do not mean he personally owns the entire group.

The YBR investor centre identifies the parent as an unlisted public company. Its 2026 financial statements list Yellow Brick Road Finance Pty Ltd and Yellow Brick Road Aggregation Pty Ltd as wholly owned subsidiaries.

For a broker, the entity named in the agreement determines who provides the contracted services. Group ownership alone does not identify the party responsible for a franchise agreement, aggregation agreement or credit representative appointment. Read each entity name beside its role before signing.

Two Paths Into the Group

A YBR franchisee trades under the Yellow Brick Road brand. The franchise path includes access to its lender panel and Ynet 2.0, plus marketing, learning programmes and compliance support. File support follows the mortgage application from fact find to settlement.

YBR Aggregation lets you trade under your own brand while using the group’s aggregation services. Its support includes software and compliance help. Brokers also receive training, marketing assistance and options for writing other finance types. The published commercial models include a percentage model and fees charged per settlement and trail transaction.

Compare the models against the income your brokerage actually generates. The aggregator fees guide explains how a commission split differs from transaction-based charges.

Vow Financial Became YBR Aggregation

The Vow Financial business adopted the YBR Aggregation brand in 2024. Brokers keep their own business names within the aggregation network.

The rebrand announcement said existing broker contracts and franchise agreements would remain unchanged. That explains why a broker can still encounter Vow in an agreement or statement. The current group also retains legal entities with Vow in their names.

A Vow member needs the lender panel and accreditation list attached to their agreement. Compare it with the lenders you use, including any commercial or asset-finance lenders. A familiar brand name does not establish that every lender or product is available to your brokerage.

Use the YBR Aggregation rate schedule for lender commission figures. The Vownet and Ynet guide explains the broker platforms separately from the commercial agreement.

What the Support Looks Like in Practice

YBR’s franchise service includes ongoing learning and development, with digital material brokers can work through at their own pace. Record training that counts towards your continuing professional development with your licensee.

Franchisees use Ynet 2.0, built on Salestrekker, for client records and mortgage application work. YBR Aggregation identifies Vownet as its broker platform. Compare the required workflow with your existing systems before planning a data transfer.

YBR’s franchise marketing support covers national campaigns and local work with its state managers and head office team. Your budget needs to distinguish centrally supplied material from advertising, design or local activity that your brokerage funds.

Ask for the day-to-day support process, including who helps with a difficult file and how an urgent compliance question reaches the right person. These details determine how the support package works when a settlement is approaching.

Compliance and Licensing

Yellow Brick Road provides credit services through Yellow Brick Road Finance Pty Limited, ACL 393195. YBR Aggregation describes pathways for brokers with their own ACL and for brokers appointed as credit representatives.

Before joining, establish which entity authorises your credit activity and which entity provides aggregation services. Read the supervision and audit requirements, including how the licensee reviews files and handles a problem.

Compliance support does not transfer your responsibility for the advice you give. Your file needs to support the client’s circumstances and the loan recommendation. Confirm how client data moves between your systems and the group’s platform, including access after you leave.

Questions to Settle Before You Sign

Model 12 months of your settlements under each proposed agreement. Include the commission split and every recurring fee, then account for transaction charges and clawback terms. Compare the net result with your current arrangement.

Before you commit, settle these points in writing:

  • Which lenders and product types your agreement covers, and which accreditations you need.
  • Who owns the trail book and client records, including what happens to trail payments after exit.
  • Notice periods, exit charges and any restrictions on your branding or business activity.
  • What software and support the fees include, and which marketing costs you pay separately.

Start with one familiar file type so you can follow the application through the required workflow. If you are moving an existing brokerage, use the aggregator switching guide to plan the transfer. The aggregator comparison puts YBR alongside the other main groups.

Track My Trail With YBR Aggregation Reports

We read Vow and YBR workbooks as one report family. For Quick Analysis, upload two original monthly XLSX trail workbooks unchanged. Current YBR reports and supported Vow sub-aggregator workbooks both work.

Quick Analysis explains the change between the two reports. You can see clients added or dropped off, discharges, large balance changes and loans in arrears. It also shows where your trail income is concentrated, without storing your reports.

Legacy Vow and YBR files need conversion first. Open each original report and save it as an Excel Workbook (.xlsx), preserving its data. The legacy layout has a single Commission Statement sheet.

Trail History accepts the updated workbook layout with RCTI Details and Trail Details sheets. Converting a legacy file to XLSX does not change its layout or make it eligible for Trail History. The Vow and YBR upload handbook shows the report layouts.

With Trail History, Missing Trail Analysis separates a loan whose trail stopped and later returned from a client who discharged. You can take the affected months and amounts to YBR Aggregation when chasing a missing payment.

Yellow Brick Road FAQ

I’m a YBR Aggregation broker. Can I use Track My Trail?

Yes, you can upload two original monthly current YBR or Vow XLSX trail workbooks to Quick Analysis unchanged, including supported sub-aggregator workbooks. Legacy files need saving as XLSX first. Trail History accepts the updated layout with RCTI Details and Trail Details sheets. Files that still say Vow use the same report family.
