Can You Be a Part-Time Mortgage Broker?

Can You Be a Part-Time Mortgage Broker?

Yes, if your licensee and aggregator accept low volumes and you meet lender activity requirements, you can work as a part-time mortgage broker. Your available hours must also cover the work between client appointments, including lender queries and settlement deadlines.

Part-time hours do not reduce the qualifications or authorisation you need. If you operate under another business’s Australian credit licence (ACL), you need the appropriate credit representative appointment or employee authorisation. The Australian Securities and Investments Commission (ASIC) explains those arrangements in INFO 126: Credit representatives.

Keep your required industry association membership and professional indemnity cover in place. Complete the full continuing professional development (CPD) requirement for your membership and licence arrangement. These obligations continue when you settle only a few loans.

The Mortgage and Finance Association of Australia (MFAA) requires 30 CPD hours each year. Its qualification rules require a Diploma, with a completion period for members joining with a Certificate IV. The Finance Brokers Association of Australasia (FBAA) requires 25 annual CPD hours in its official CPD record card. Your licensee can require additional training.

Use the steps to become a mortgage broker for the qualification and appointment process. Budget ongoing learning time using the broker CPD requirements.

What Aggregators and Licensees Require

An aggregator’s willingness to accept part-time work depends on its agreement and your proposed business model. Ask for acceptance based on the settlement volume you can realistically produce alongside your other job.

Monthly fees continue during a quiet month. A commission-share arrangement can also leave a low-volume broker with a smaller share of upfront than a higher-volume broker receives.

Connective’s published fee page illustrates both structures. It lists a $150 plus GST monthly fee per loan writer on its Variable plan. Its published lowest volume band retains 80% of upfront for the broker and 95% of trail. Higher bands increase the broker’s upfront share. The Maximiser plan states there are no volume requirements, with fixed monthly charges and 100% of commission retained.

A no-volume requirement on a fee plan does not establish approval for every part-time applicant. Your licence arrangement, experience and support needs still affect acceptance.

Where the aggregator does not publish its terms, request written answers to these questions before joining:

  • Does the agreement allow your proposed hours and another job?
  • Is there a minimum number or value of applications or settlements, and over what period?
  • What happens below that minimum: a higher fee, a lower commission share or termination?
  • Which monthly charges continue when you write no loans, including licensing and mentoring charges?
  • Who covers client queries during your other working hours or an absence?

Compare the complete annual cost using the guide to aggregator fees and splits. A high headline commission share can still be expensive when fixed fees are spread over few settlements.

Lender Accreditation and Minimum Activity

Lender accreditation is separate from aggregator membership, and low activity can put an accreditation at risk under the lender’s terms. An aggregator’s full panel is therefore different from the lenders you personally remain authorised to use.

Before applying, ask each lender’s business development manager (BDM) what counts as activity. Establish whether its review uses applications or settlements, the measurement period and the process after inactivity. Record the response beside your accreditation details.

Keep training and activity records for lenders that suit your clients’ needs. Review those records before a long gap develops. If an accreditation lapses, arrange reactivation or another authorised service route before promising a client you can lodge with that lender.

Never recommend an unsuitable loan to preserve accreditation. ASIC’s RG 273: Mortgage brokers: Best interests duty explains the obligations that govern the recommendation. A small active panel must still let you meet the needs of the clients you accept.

Income Expectations for Part-Time Brokers

Part-time broker income depends on settled loans, your retained commission and the costs you carry through quiet periods. Applications that fall over before settlement produce no upfront in the hypothetical below.

A Hypothetical First Year

Assume you settle 12 loans averaging $600,000 over a year. Upfront is an assumed 0.60%, and the aggregator keeps an assumed 20% of upfront. Every figure below is before GST and income tax. These are fictional business assumptions, not a quoted aggregator package or an earnings forecast.

Item Calculation Yearly Amount
Settlements 12 × $600,000 $7,200,000
Gross upfront $7,200,000 × 0.60% $43,200
Aggregator’s upfront share $43,200 × 20% $8,640
Upfront retained by broker $43,200 − $8,640 $34,560
Fixed aggregator and licensing charges $400 × 12 $4,800
Insurance and association membership budget Annual assumption $1,800
Other fixed business costs Annual assumption $3,000
Total fixed costs $4,800 + $1,800 + $3,000 $9,600
Amount left from upfront $34,560 − $9,600 $24,960

Each settlement contributes $2,880 after the aggregator’s share. Four settlements contribute $11,520, enough to cover the assumed $9,600 fixed costs. Three contribute $8,640 and leave a $960 shortfall. Any per-file processing cost increases the number needed to cover costs.

The $24,960 is before paying yourself for the hours worked. It also excludes startup expenses and any commission clawbacks. Keep cash available for delayed settlements and repayments of upfront under your actual agreement.

Why Trail Takes Longer to Cover Costs

Trail builds as loans settle and remain eligible for payment. A loan settling late in the year has only a short period to earn trail that year. Repayments, offsets and discharges can reduce the eligible balance under the lender’s commission rules.

For a separate hypothetical, assume a $600,000 eligible balance earns trail at 0.15% annually. That is $900 a year, or $75 a month, before any aggregator share. At an assumed 95% broker share, the monthly amount is $71.25. Actual balances and payment rules change the result.

Writing fewer loans means adding fewer paying loans each year, so a part-time book takes longer to cover fixed costs. Treat trail as income from the retained book, with room for runoff. Use industry broker earnings as context when building your own budget.

Track My Trail’s Performance Dashboard charts trail and upfront over the last 12 months. Compare that trail trend with your monthly fixed-cost budget to see when recurring commission starts covering the business’s costs. Keep upfront separate so one large settlement month does not hide a recurring shortfall.

Fitting Broking Around Another Job

Part-time broking needs daytime availability or agreed cover, even when client appointments happen in the evening or on weekends. A lender’s request for documents can arrive during your other job, and a finance deadline cannot wait for your next appointment slot.

Set client expectations before taking the file. Explain when you answer messages and who handles an urgent request while you are unavailable. Reserve regular daytime time for lender calls and active applications, as well as evening appointments.

If your other job is in banking, real estate or financial planning, obtain any required employer permission before taking broking clients. Review restrictions on outside work and the use of employer customer information. Tell your licensee about the second role and any referral or ownership relationships it creates.

Keep the employer’s customer records separate from your broking files. A referral from that job needs an approved process for consent and any applicable disclosures. Your client’s best interests still govern the loan recommendation when an employer or referrer could benefit.

A processor can collect documents and follow up an application within the duties you agree. A mentor helps a new broker with assessment and file quality. A brokerage that shares administration can provide daytime cover. Include the cost and retained commission in your budget before deciding which support you can afford.

Reduced hours leave the same responsibility for each file. Qualifications, authorisation and insurance must stay current. So must the full CPD requirement, responsible lending work and records supporting the client’s loan recommendation.

Moving From Part Time to Full Time

Move to full-time broking when your own income and workload figures support the loss of your other wage. Trail covering fixed business costs is a useful milestone, but it does not cover your household spending by itself.

Track monthly trail after the aggregator’s share, alongside fixed costs and a clawback reserve. Record how many qualified referrals arrive and how many reach settlement. Look for a continuing referral flow beyond one referrer or a single busy period.

Write your trigger point down before starting. For example, a hypothetical broker might require six consecutive months of trail covering business costs, plus cash for six months of household expenses. That broker would also require enough recurring referrals to justify the extra hours. Set the amounts and period from your own budget, then make the move when those conditions hold.
