Clawback Calculator

Estimate how much upfront commission you could repay if a loan discharges. Enter your dates and clawback schedule to compare the amount at risk with the commission you retain.

Loan and commission

Use the amount your agreement applies the recovery rate to. Keep GST on the same basis throughout.

Your clawback schedule

Example only: 100% before 12 months, 50% before 24 months, then 0%. Replace these periods and rates with your agreement.

A period ends at the start of its end date. Weekends and public holidays count.

Period 1
Period 2

The estimate is zero after the last period. Each period starts where the previous one ends.

Repayment basis

Use proportional recovery only when your agreement uses the repaid share of the original balance.

This estimate applies your entered schedule to the commission amount above. It does not select a lender policy or convert a lender's gross recovery into your broker liability.

Applying a Clawback Schedule

The calculator measures the time from settlement to discharge and applies the rate in your entered period. For a full recovery, it multiplies the upfront commission by that rate. The example starts at 100%, falls to 50% after 12 complete months and reaches zero after 24 complete months. These are editable assumptions, not a lender's quoted schedule.

For a proportional partial repayment, the estimate is commission × recovery rate × amount repaid ÷ original loan balance. Select that option only if your agreement uses this formula. A lender can use a different balance, threshold or exception for a partial repayment.

Clawback Period and Payout Timing

With the example schedule, a discharge the day before the 12-month anniversary falls in the 100% period. A discharge on that anniversary falls in the 50% period. The same convention puts the 24-month anniversary in the zero-recovery period. Change the discharge date to compare either side of a boundary.

Calendar months advance on the settlement-day anniversary. If that day does not exist in the target month, this calculator uses its last day. Calendar days count elapsed days, with settlement as day zero. Neither method moves a boundary for a weekend or public holiday. Use the convention in your agreement before relying on a boundary date.

A lender's gross recovery and your repayment to the aggregator can be different amounts. For example, a $4,000 gross commission recovered at 50% gives a $2,000 lender recovery. An agreement allocating 80% of that recovery to the broker gives a $1,600 broker repayment. The original commission split alone does not establish that recovery allocation. The calculator applies the rate to the amount you enter; it does not infer the split.

Exceptions can change the result even within a period. ING's published commission policy, for example, distinguishes a property sale from other early repayments. Confirm which rule applies to the event you are estimating.

Checking the Estimated Liability

In the worked example, you receive $4,000 upfront and the loan discharges after 18 complete months. The entered schedule applies 50%, so the estimated repayment is $2,000 and retained commission is $2,000. If the agreement instead allows proportional recovery and $100,000 of the original $400,000 balance is repaid, the same period gives a $500 repayment and $3,500 retained commission.

Use the actual commission statement and agreement to confirm the amount, including GST treatment and recovery allocation. A broker agreement can also allow a recovery to be deducted from other commission payments, as Connective's member agreement explains. The estimate helps you compare scenarios; those documents govern the charge.
